A lot of people assume you have to be physically here to find the right home. The truth is, with the right plan, tools, and team, you can handle almost everything remotely — and close before you even set foot in Ohio.
Step #1 – Start With a Virtual Consultation
The first step is a virtual consultation. This is where we go over your PCS orders, your timeline, your BAH, and what matters most to you in a home. Whether it’s commute time, budget, or amenities, we get clear on your non-negotiables before we ever look at listings.
This step is crucial because it prevents wasted time. Instead of scrolling Zillow endlessly, you’ll have a targeted plan that reflects your actual PCS timeline and budget.
Step #2 – Get Pre-Approved Early
Once we know what you’re looking for, the next step is financing. Getting pre-approved early is non-negotiable for long-distance buyers.
If you’re using a VA loan, that means securing your Certificate of Eligibility ahead of time. For conventional loans, it’s about making sure your lender understands you’re buying from out of state.
